Story

Intro Burbank is a 576-unit multifamily community in Burbank, California — developed by LaTerra and delivered in two phases. LaTerra engaged Uncomn not for brand identity, but for something earlier and more consequential: Placemaker. The research, consumer analysis, and strategic positioning that would determine what the building actually looked and felt like from the inside out.

Challenge

At the scale of a 576-unit community with a $2M+ FF&E budget across multiple buildings, every finish decision carries financial weight. The risk of misalignment between what the market wants and what gets specified is real — and expensive to correct. LaTerra needed a partner who could analyze the competitive landscape, define the target renter, and translate that intelligence directly into interior design direction: finish packages, amenity programming, and FF&E selections that would hold up under scrutiny from both capital partners and prospective residents.

Solution

Uncomn embedded in the project as a strategic design lead — attending OAC meetings, working alongside the architect, interior designer, and general contractor to ensure creative and market decisions stayed aligned throughout construction. We conducted consumer research to define the primary renter profile for Burbank's rapidly evolving rental market, then used that data to inform three to four distinct unit finish schemes, amenity programming priorities, and FF&E vendor selection within budget. Photography of the completed community — exterior, rooftop, amenities, and interiors — reflects the outcome of that positioning work: a building whose environment is specific, considered, and market-ready.
